 At Aldrock Chartered Surveyors we have a different approach. Every 6 months as part of our basic package we produce a Condition report  which will identify early signs of potential problems avoiding a large bill or allowing our clients to plan for unavoidable repairs.

By putting your property in experienced hands, you can be certain that all of the legal aspects of owning a buy to let property are catered for and maintenance is carried out by one of our approved contractors.

Our Services include:

  1. Visit the property, providing a rental valuation and any other relevant advice bespoke to your property
  2. Advice to ensure you are up to date with legislation
  3. Locate suitable tenants that you are happy with
  4. Accompany tenants to view the property
  5. Obtaining referances and credit checks and evaluating on your behalf
  6. Preparation of tenancy agreement
  7. Arranging tenancy deposit in accordance with current legislation
  8. Inventory and Schedule of Conditioning produced by a qualified Building Surveyor
  9. Agreement of inventory and schedule of Condition by tenant
  10. Transerring gas, electric and council tax accounts to tenants name
  11. Recieving tenant rent payments montly in advance together with detailed statement of any activity
  12. Inspection and report on your property periodically by a qualified Building Surveyor
  13. Arranging neccessary repairs and maintenance work. Liasing with you works of over a set value
  14. Checking tenants out and re-letting the property as required ensure the property is vacant for the minimum period
  15. Tenants and landlords have a direct line to one of our staff which is available 7 days a week
